Moat can help buyers

Moat, the Government appointed Local HomeBuy Agent for Kent, is running an exclusive short-term promotion on a range of shared ownership homes across the county.

Shared ownership is a way to get started in the housing market. Also known as “part buy/part rent”, this Government-funded initiative helps first time buyers purchase a share in a brand new home, with a subsidised low rent payable on the remaining share.

At a later stage, a shared owner can purchase further shares in their home until they own it outright; this is known as “staircasing” and allows first time buyers to work their way up to 100 per cent ownership in their own time, when they can afford it.

Moat is also giving first time buyers the opportunity to win £300 in Bluewater shopping vouchers if they purchase one of these homes by Friday March 23.

Many shared ownership homes come with a range of white goods, which cuts down on many added expenses. Better still, first time buyers can take advantage of the Government’s Stamp Duty “holiday” if they buy a home before March 24.

There are some wonderful properties featuring in this promotion, say the company. At St. Mary’s Island, Chatham Maritime, Moat is offering a three bedroom house from just £64,500 for a 30 per cent share, and a two bedroom, first floor apartment for £54,000 for a 30 per cent share.

In Minster, Sheerness, first time buyers can buy 25 per cent of a three bedroom house at Spencers Park, for just £41,250.

For apartments with excellent international rail links to London and Europe, the new Stanhope in Ashford offers 25 per cent of a one bedroom apartment for £18,750. Alternatively, Waterstone Park in Greenhithe has a final one bedroom, second floor apartment available for £45,000 for a 30 per cent share.

Shared ownership homes also require smaller deposits. Purchasers only need a deposit on the share they wish to buy, not the total value of the property.
